You may have noticed homes sitting on the market in North Jersey for weeks or even months. While many buyers immediately assume something is wrong with those properties, that assumption could cause you to miss one of the best opportunities in today’s market.
In fact, homes sitting on the market in North Jersey and across the country may offer buyers more negotiating power, potential price reductions, and seller concessions that aren’t available with newer listings.
Where Buyers Are Finding Opportunities Right Now
One of the biggest challenges facing buyers today is affordability. If you’re looking for ways to stretch your budget without sacrificing your goals, there’s a strategy I often recommend: take a closer look at homes that have been on the market longer than average.
Why?
According to data from Realtor.com, there is a direct relationship between how long a home sits on the market and the likelihood of a price reduction.

The blue line tracks the number of days homes remain on the market, while the green line shows the percentage of homes receiving price reductions. As one increases, so does the other.
That creates opportunities for buyers who are willing to look beyond the newest listings.
Redfin reports there is currently $347 billion worth of stale inventory on the market nationwide, more than at this time in previous years. That’s why I often encourage buyers to review listings from oldest to newest. The home that checks all your boxes may already be available—it just might not be at the top of the search results.
A Longer Time on Market Doesn’t Always Mean There’s a Problem
One of the first questions buyers ask is, “Why hasn’t this house sold yet?”
It’s a fair question, but the answer isn’t always negative.
According to Redfin, homes often sit on the market longer because:
- The initial asking price was too high
- The home didn’t show well online
- Increased inventory caused the listing to get overlooked
In many cases, these issues have little to do with the actual condition of the property.
That’s why I always recommend looking deeper before crossing a home off your list. A professional inspection can identify any legitimate concerns, while also providing useful information that may strengthen your negotiating position.
How To Turn a Lingering Listing Into an Advantage
When I help buyers evaluate homes sitting on the market in North Jersey, we typically focus on two areas where opportunities may exist.
1. Negotiate the Price
One advantage of a home that’s been sitting on the market is that sellers are often more open to negotiation.
By reviewing comparable sales and local market data, we can determine whether a lower offer may be justified. In many cases, sellers who have been waiting for the right buyer are more willing to consider reasonable offers.
2. Negotiate Seller Concessions
Even if a seller isn’t willing to significantly reduce the purchase price, they may be willing to help in other ways.
Potential concessions can include:
- Closing cost assistance
- Repair credits
- Mortgage rate buydowns that help lower monthly payments
These incentives can make a meaningful difference in your overall affordability.
Why Local Market Knowledge Matters
Not every home that’s been sitting on the market is a hidden gem. Some represent great value, while others may have challenges that require careful consideration.
That’s where local expertise becomes important.
As a lifelong Clifton resident and North Jersey Realtor, I help buyers separate genuine opportunities from properties that may not be the right fit. Understanding neighborhood trends, pricing patterns, inventory levels, and buyer demand allows me to provide context that online search portals simply can’t.
Bottom Line
Just because a home has been sitting on the market doesn’t mean you should ignore it. In fact, it may be one of the best opportunities available in today’s market.
